HL: Thanks for talking to us, Anthony. Can you tell us a little about your situation?

AS: I was selling my flat and buying a house with my partner. My flat sale had fallen through twice, including at the very last minute, but we didn’t want to lose the home we’d found. We went through with our purchase and I sold my flat after maybe six months, after yet another sale fell through.

HL: Sounds tough. As your local conveyancing solicitors, how were Holdens able to help?

AS: All through it, Holdens were great. Very attentive, especially when sales fell through.

They say that selling and buying property is one of the most stressful things you can go through, but the assurances that Holdens gave me and their attentiveness – how quickly they managed to get things going again once new offers came in – was always a great relief to me. When you’ve had a sale fall through two or three times, any extra stress that can be mitigated is obviously beneficial. 

HL: Did you have the same person at Holdens throughout your journey?

AS: I did, yes. Lucy Chiddey. I can’t recommend her highly enough. She is absolutely fantastic. I used her when I originally purchased the flat four years ago, and I followed her to Holdens because of how happy I was with the service I received in the past.

HL: What were your first impressions dealing with Lucy?

AS: Very impressed with her diligence. Nothing seemed to go unnoticed. On days when Lucy wasn’t available, her assistants were equally attentive, sharing the same standards of work and diligence

For example, when I first purchased my flat, the lease was quite complicated with lots of nuances and caveats. Lucy picked over it several times with a fine-tooth comb. I was always left with the impression that there was no stone being left unturned and no corners cut. Everything was being done in the full and proper manner. That was the thing that stood out.

We wouldn’t have dreamed of going with anyone else. Lucy went above and beyond, allowing me to drop off urgent papers out of hours. Always happy to respond to enquiries even slightly out of office hours. She even responded to short enquiries on some days that were not her normal working days, and advised her assistants so that they were fully up to speed with what was going on.

HL: Service and relationship must be really important to you then?

AS: I hear horror stories quite frequently, when people are buying or selling properties, about local conveyancing solicitors messing them around, not replying expediently, not being open and transparent about the current state of affairs. But honestly, I couldn’t say I even experienced a hint of that using Holdens. Every single enquiry was replied to on the day and I was never in the dark about the current state of affairs. I was always completely up to speed. Having the transparency that we had, it does ease the anxiety and frustration.

HL: You had difficulties and complications along the way. As your local conveyancing solicitors, how did Holdens help?

AS: The first time my sale fell through it was the estate agents’ miscommunication about the fees for the leasehold, and the second and third times it was a break in the chain. Each time I was expecting to be going back to square one with all the paperwork in duplicate and triplicate, but Holdens kept everything on file so I never felt like I was having to repeat myself or to redo work that had already been done. They kept everything completely up to date in order so we could jump back in at the same place where we left off last time so that was a relief.

HL: What was Holdens’ service like during that time? 

AS: I really felt like I had a personal, bespoke service from them which was fantastic. Holdens offered the sort of personal service that has been eroding in a lot of things these days, especially in the financial sector. I was never left in the dark about what information we were waiting for, or anything they needed from me. And because we always knew where we were up to, the other party’s solicitors couldn’t claim they were waiting on us. Holdens did everything they could to keep us moving

HL: How did Holdens make you feel as a client?

AS: Incredibly valued. My business felt as important as anything else they had on. We never felt like we were second or third priority. I’m sure this is how everyone who works with them feels. I always felt like we were top of the list. I’m sure they have tens or even hundreds of other cases going on, but we still managed to feel that we were a priority. It makes a real difference.

HL: How satisfied have you been with Holdens as your local conveyancing solicitors?

AS: I’d say eleven out of ten if that were possible. There’s not a single aspect where I would say there was room for improvement to be honest. I was completely satisfied in every regard. The service from top to bottom was fantastic. Every member of staff I dealt with was brilliant and provided a great deal of security and assurance when we were going through a stressful period. When anyone is interested in finding local conveyancing solicitors, I always recommend Holdens extremely highly. I’d recommend them in every facet of the business.

HL: Finally, do you think you’d be where you are without the help of Holdens Law?

AS: We’d probably still be in the process of selling. But because of all the hard work they did, the flat is sold and we’re happy in our new home.
