Home information packs (HIPs)
The aim of HIPS is to speed up the conveyancing process and reduce the number of transactions that fall through. However, we recommend that you still seek professional legal advice to minimise stress and ensure a smooth conveyance. We offer a complete advice service in compiling and producing Home Information Packs for the north-west of England.
Required documents
- Index of pack contents
- Sale statement, summarising terms of the sale
- Evidence of title to the property
- Standard searches – local, water and drainage
- Energy Performance Certificate (EPC)
- Leasehold properties
- A copy of the lease and leasehold information, for example details of service charges and the landlord’s name and address
- Commonhold properties
Certain documents similar to those required for a leasehold property.

- Additional searches, for example an environmental search or coal mining report if the property is in an area of coal mining
- Warranties and guarantees
- Home contents form
